I frowned.
“If you keep the property, everything remains separated and managed through trusts.
You receive the benefits without personally assuming several dormant obligations.”
“And if I sell?”
“The obligations are settled before closing.”
“And if I transfer my beneficial ownership privately?”
Phoebe looked at me.
“That depends on how the receiving party accepts it.”
She pushed a document across the desk.
A transfer agreement.
“If someone accepts Bellweather under this structure, they must acknowledge all covenants, contingent obligations, indemnities, land-use liabilities, and successor responsibilities attached to the beneficial interest.”
“How much liability?”
“At the moment?
Minimal.”
“At the moment?”
Phoebe’s eyes sharpened.
“Everett was very precise with language.”
I reread the document.
Then I saw it.
A paragraph almost buried on page eighteen.
The receiving party accepted responsibility not only for current obligations but for certain claims that might later be triggered by development, demolition, rezoning, environmental disturbance, or commercial conversion.
